What is a Home Warranty?

A home warranty helps cover the cost of repair or replacement of household appliances and systems that break down from normal wear and tear. Plans can include major appliances such as refrigerators, washing machines and dryers, ovens, dishwashers, built-in-microwaves, water heaters and more. You can also include household systems such as the interior electrical & plumbing, central heating/cooling units, sewer and water lines, well pumps and more. The warranty is an agreement with the homeowner that if a covered item or system stops working or breaks down then it will be repaired or replaced by the warranty company under the terms of the agreement.

What is the difference?


Homeowners insurance, combined with flood insurance, and a home warranty can all provide peace of mind and protection against financial harm due to something unexpected happening to your home. They differ when it comes to the type of protection they offer. Homeowners and flood insurance typically apply when accidental damage occurs to your home and belongings due to theft, storms, fires, floods and natural disasters (depending on the type of policy). A home warranty typically covers mechanical failures or breakdowns due to normal wear and tear of your home appliances or major systems (heat/air conditioning, plumbing, electric, kitchen appliances, etc.) depending upon the plan and options that you choose.

Homeowners and flood insurance usually cover damages caused by such perils as:

  • Theft and vandalism
  • Tornadoes, hurricanes or earthquakes
  • Floods, fires, windstorms, lightning, hail or falling objects like a tree

Additionally, homeowners insurance may cover:

  • Personal property
  • Liability claims from third-party injuries that take place on your property
  • Living expenses if your home is deemed uninhabitable

Home service agreements, also known as home warranties, cover the cost of repairs or replacements for a number of your home systems and appliances. The warranty guarantees to the homeowner that if something that is covered by the home warranty plan stops working or breaks down then it will be repaired or replaced by the warranty company, subject to the terms and conditions of the contract.

How it Works?

When a person purchases a home warranty, they are entitled to certain protections as part of the plan. If a covered major appliance or home system breaks down, like your washing machine or central heating system, the homeowner will contact the warranty company and they will arrange for a licensed, pre-screened, pre-qualified technician to come to the home and assess the situation. If the issue is due to normal wear and tear or a mechanical failure and is covered under the terms and conditions and limits of the contract, then the appliance or system will be repaired or replaced and the homeowner will only have to pay a service fee as defined in the contract.
